Advice for HomeBuyers Using Public Listing Search Engines:

Many homebuyers (or renters) want to find a house on their own instead of using a realtorís service to save some commission.
Advice: Normally, the homebuyers donít need to pay commission. It is the seller pays commission to both listing broker and buyer agent. Regarding to search home on your own, we believe this is a good first step.
  • First, you should go to public listing search engines such as    Yahoo,   WashingtonPost,   or   Realtor.org    to look for houses that meet your requirements and you should write down the MLS number or the house's full address of all the houses that you are interested in.

  • Secondly, you need to get in touch with us to verify if these houses are still active and available on the market.

  • Thirdly, there are many houses that you would not be able to find them using public search engines but we have the access.

  • Fourthly, many home owners are having difficulty negotiate directly with a buyer, so it is wise for a buyer to retain a buyer agent.

  • We believe with your active participation attitude and our professional experience & market knowledge, finding your dream home should be as easy as 1-2-3.

    Advice for FSBO:

    Before we give you our advice, we would like to tell you a real story about a FSBO's nightmare.
    Mr. Smith (not his real name) is a very smart and successful marketing sales executive and he wanted to sale his million-dollar house on his own. He believed with his marketing skill he can do better and he can save sales commission. In January 2003, he spent a lot of money advertising the property on his own and also invited all the agents in town to his numerous open houses. Two months went by, his efforts were un-successful. He became a little frustrated. In order to increase market exposure, he contacted an agent just to put his house on the Multiple Listing Service using an "Exclusive Agency Listing" agreement. But he still believed he could do the job by spending his own money to advertise. This time his effort was still producing poor and discouraging result because all the agents were not interested in his house any more. Another two months went by, the desperate Mr. Smith decided to change his strategy again by changing the "Exclusive Agency Listing" to an "Exclusive Right to Sell" listing with another new agent. But it was almost too late now, he let the best selling market (in May, June, July) slipped away by using totally wrong selling strategy. Recently he signed up with us but now the interest rate is shooting up like a rocket, we believe he might be missing the most profitable real estate boat. Of course, we will do our best to help him but his mistake can be totally avoided if he had followed common real estate buy-sell practice by getting full help from a realtor early.
    Advice: Normally, FSBO approach is not recommended. MRIS service is a crucial part of producing successful property sales. Most buyers will have difficulty deal with the seller directly. Most agents will not show houses owned by FSBO unless they can get deserved commission. There are plenty of real estate laws and contracts must be understood and followed. In addition, you must have a LOCKBOX to permit agents to show your house. We strongly suggest you talk to an experienced and dedicated realtor before you decide to sell your home on your own. It is crucial to price your property right before putting it on the market. Working with an experienced realtor you can obtain more objective opinions about your property value. In general, your agent can help you sell much faster than you do it alone. Our client made a very big mistake and we hope you can learn from his mistake.
